What the grade means
- Holds. The assumptions are defensible and the arithmetic ties. That is not a recommendation to invest.
- Material gaps. Something important is missing, unsupported, or inconsistent, and here is exactly what.
- Fails. The numbers do not survive being rebuilt from source.
We grade the underwriting. We never grade the investment. No report from this desk will tell you to invest or not to invest, or what anything is worth. It tells you whether the numbers hold up when somebody rebuilds them. What you do with that is yours, and it is worth taking to your own attorney and accountant.
